Snow Capped Properties began in 2001 in the lively towns of Boulder and Fort Collins. Over the years, we expanded our management services to Denver, Centennial, and even beyond Colorado’s borders. But in 2018, we found our true home in Grand County—a place that quickly captured our hearts with its breathtaking landscapes, close-knit community, and everything that makes mountain living so special.
Our journey in Grand County started with a simple favor—helping a neighbor manage their short-term rental when they struggled to find reliable support. What began as a single property quickly grew to six within six months, all thanks to the most powerful marketing strategy—word of mouth. But as COVID reshaped the housing and tourism landscape, we saw a shift coming. Anticipating the challenges ahead for short-term rentals, we made the decision to focus on long-term rentals—a move that not only proved to be the right one but also one we’ve come to love. Long-term rentals provide stability, foster deeper relationships, and allow us to strengthen the community by offering quality housing for the people who live and work here.

Today, we proudly manage over 85 doors, with a target of 120 as our maximum under the current team structure. Once we approach that number, we’ll reassess to ensure we maintain the right balance of resources and service. We believe 120 is the sweet spot—allowing us to grow while continuing to deliver exceptional care to homeowners, tenants, and the properties themselves.

As we’ve grown, we’ve been fortunate to build an incredible team that shares our passion. Chloe joined us in October 2022 as our bookkeeper and quickly became an essential part of our operations. Garrison, a CU Boulder graduate, came on board in May 2023, bringing high energy and a fresh perspective. Most recently, in February 2025, we welcomed Kim, who brings years of property management experience to the team. Each person plays a vital role in helping us meet the growing demand for quality property management in Grand County.

With over two decades in real estate, Charles and Kate have built careers rooted in investment expertise and hands-on property management. Since 2001, they have navigated the industry as investors, landlords, and strategists, gaining a deep understanding of market trends and property optimization.
As the owners of Snow Capped Properties, they take a proactive, investor-focused approach, helping buyers, sellers, owners, and tenants make informed decisions that maximize value. Garrison is passionate about creating a seamless experience for both clients and tenants. His proactive approach ensures that each interaction is handled efficiently, whether it’s finding the perfect property, managing assets, or addressing tenants’ needs. He consistently goes the extra mile to offer creative solutions tailored to meet individual needs.
Outside of his professional endeavors, Garrison’s love for the Colorado outdoors shines through. An avid skier and snowmobiler, he takes full advantage of Colorado’s winter playgrounds. In the warmer months, he can be found on the golf course or exploring the state’s breathtaking hiking trails.

Chloe is a true jack-of-all-trades, bringing a wealth of experience to property maintenance after a diverse career spanning health coaching, teaching, and bookkeeping. Her hands-on expertise, combined with her personal experience as a homeowner and landlord, gives her a deep understanding of the care and attention a home requires.
Chloe takes pride in ensuring properties are well-maintained and tenants feel at home. When she’s not working, she loves staying active and cherishing time with her husband, daughter, son, and twin babies, making the most of family adventures and outdoor fun.
Born and raised in Grand County, Kim is a versatile professional with a diverse skill set that enriches both our team and the community. She offers locksmith services, private investigations, and co-owns a local tile and stone company. Additionally, she is an ordained minister. An active member of the local Chamber of Commerce, Kim has served as Past President, contributing to the growth and success of local businesses.
At home on Lake John, she enjoys life with her husband, grandkids, chickens, and bees. A passionate gardener and dedicated crafter, Kim finds joy in creating and cultivating both in her personal and professional life.
